Last summer was the price peak, about the 3rd week of august actually, and after a terrible fall, the spring market started in mid January this year, and prices are finally back to where they were at the peak.
The one you listed last summer actually did have some important upgrades, 9' ceilings, upgraded kitchen cabinets, patterned concrete , composite deck , partially finished basement, roof re-shingled, and in a much better location.
The one on this thread, although I like to question the 1% guys tactics as well, this one had almost nothing done to it, and was in a terrible location being right next to Derry Rd. And of course, no appliances like these guys always do.
Do I think they could have gotten a little more? Yes I totally agree. But in this case, how much more? That is definitely a bad location, right at the corner of Armstrong/Derry which is a 10k hit in itself in my opinion. I wouldn't cut up the 1% guys for this one - There's a Pilgrim listed on cedar hedge rd for $455k that's been on the market for over 2 months, and competition is actually picking up. Perhaps the sellers of Armstrong had a very specific need to avoid the competition, we don't know.
They caught the buyer crowd that was capping their search at $450k, avoiding all the competition from $454-469 (there are indeed a lot), and in this case, it wasn't a bad thing to do given the location. And no, I had no interest or involvement in this property

I like to aim high whenever I can, like many of us do.. but I'm not sure this was the one to do that with, without risking months on the market and the listing becoming stale.
In 'old' new milton, of the 15 properties that listed since Feb 1 in this price range, only 8 have sold, including a slightly below average Lindsay for 450k, a Powell for $455 (which could have done better IMO) and another Powell for $470k. Last Summer I sold two Powells for $478k and $484k, but I would never insinuate the guy that sold for $470 a few wks ago deserves a "

" because the market, the homes, and the situations are very different.
Long story short (too late), is that I agree with what you say often, that people should talk to at least 3 different realtors for estimates on their home. Often guys like you and I can indeed extract much more money out of a house than the 1% guys, but this time, I'm not quite sure there would have been that much difference.
