Have you driven by? I don't see how a whole neighbourhood will be done by September/October.

I kind of agree with $650 for structural changes.
Someone needs to get paid to draw and measure and check if up to code whatever structural changes home owner wants.
If we all could get this for free, than they would get tons of inquiries of what would all sorts of changes cost, with maybe 10% of ppl commiting to it.
You forgot to add that they take away $650 from their quote if you go ahead with the quote. So they do not keep it as estimate charge.
I think it's rather fair.

I live in a TP home and have had a few issues but nothing that did not get fixed in a timely manner. I lived in a Mattamy home and had issues with them too. They may rate in customer services but only for politeness. When my 5 year old roof started leaking they would not do anything about it. TP customer service, when calling, is lacking but I find that if you are strong and firm with them it works well to get things done. The trades were great to deal with. I also live near the Cedar Hedge road new development area and they have streets, lights, and hydro so I am not sure why someone think 2014 they will be starting. It really only takes 4 months to build a home. Have you seen how fast the homes went up on the corner of Millar Way and Derry area. It can be done. Good luck.

I would appreciate if a Councilor of Town of Milton can help us when will the building permit given to Tiffany Park Home at Cedar hedge. I understand the builder submitted the application some ware in Feb 2013 and usually I takes 2 to 3 months to get the approval as it has go through several departments, red tapes, and delays. As buyers, we need to plan when we need to sell our home and move up. Now it seems many TP home buyers are having this concern of delay because we purchased the home in May 2012 and still the builder does not have the building permit.

It's always a risk when purchasing a home from a builder that does not already have their building permits issued. It can often take anywhere from a few weeks to more than a year or two for the permit to be issued. Personally I don't believe municipalities should allow builders to sell homes until the land is registered but they often cave in to pressure and do so. Also until the land is registered and an official site plan is recorded by the municipality there is no guarantee that the builder can 100% assure the purchasers such things as which side of the street will have sidewalks, etc.

As to when to list your home to try to match closings, this is always tricky (been there myself in the past) & as per Tarion the builders really only have to give 90 days notice before the first delay. At least the language in their Tarion Statement Of Critical Dates form is alot easier to read then ones from years past. Hopefully buyers here won't have to wait much longer.

I don't complain about everything other than a whole new subdivision that will use the small streets of Phase 1 as a main thoroughfare to get to and from their destination. Not that it is your fault...that's the ToM's problem and everyone who lives along Cedar Hedge, Croft, Waldie, Harwood and Trudeau too. There are small children in almost every single house along those streets and if you saw the way some people drive, you'd complain too.

And speaking of idiots, how much did u get ripped off by TPH? Ya, that's what I thought.

For jeffwattjeff and other Tiffany Park homes purchasers, here is the answer I received this morning from Town building department staff.

I have checked our records and there appears to be 6 that are ready to issue and 3 that are still in process. Can you provide me with the lot number or address. May be able to further clarify if I know more detail.

There may be a delay in these initial applications for the builder to supply all the necessary information to staff for them to approve the building permits. I have found that once a builder becomes familiar with the Town requirements the balance of the permit applications are approved faster as they are often the same models and staff are aware of any possible issues regarding the building code and other provincial requirements.

Regarding the other concern about access to Cedar Hedge Road, a previous council in 2005 which I was not a part of, voted to close the road which is designated as a character road due to the existing homes and mature trees to divert traffic onto James Snow Parkway which opened in 2007 connection Derry road with Main St. E.

Milton council approved the attached technical report for the Mattamy Patterson application for 436 homes north of the existing Mattamy homes on the east side of Cedar Hedge Road including a new east-west road to link homes on the west side of Cedar Hedge Road with Trudeau Drive and James Snow Parkway. (see attached links for the initial application and official plan for the area which were first approved in 2000).

There are two vacant parcels of land at the north-west corner of Cedar Hedge and Derry roads which have been designated as future development since 2000 but have never made an application to the Town for development. Depending on the staff recommendations regarding those applications the re-opening of Cedar Hedge at Derry may occur depending on traffic studies and public input. Please see the attached development map for the area. Note also that the Tiffany Homes area is already registered.

Frankly I think this development completion is good news for the neighbourhood as well as the loooooong awaited connection of Laurier to Croft. It will be a huge help to anyone stuck on Derry road to for Clark neighbourhood residents to have an alternative east end exit from the entire Clark neighbourhood. Right now they are forced on to Derry or Thompson adding to the already bad congestion there.

The connection has always been planned that way, but people have taken it for granted because its been isolated for the better part of 15 years (don't get my started on my opinion about how development was ass-backwards starting out in the boondocks on the east end of the Bristol Survey creating a mini-Milton isolated from the rest of the community and contributing to the whole new Milton/old Milton problem). I've had mixed feelings about the Cedar Hedge closure but once Sauve (or whatever it will be north of Derry) is done, it will provide the connection into the area and the dog park.

I live on Croft and can assure you I've never been stuck on Derry or JSP trying to get back home, or leaving for that matter.

It's not good news for anyone that lives here. Are you seriously calling a 2 minute drive up to Trudeau/Derry or Waldie/JSP isolation?

The net/net is Croft will see a surge of traffic (already does thanks to locals taking a shortcut) headed for the 401. Last time I checked, this is a residential road, not purposed for high speed traffic racing to work.

The only sensible solution is to re-open 4th on both sides to save the neighbourhood from the impending legion of idiots who will speed through because there are no stop signs.

Lots of kids? Check
No stop signs? Check
People rushing to the 401? Check

Recipe for success.
