I was happy to talk to your son and wife on that day while leaving your neighbours house as I was aware that your house had this problem for quite so time. Shame that it was NOT being resolved by Mattamy. They also were not resolving similar issues at many other homes when requested so, as you know, I got the town involved and they told them to make the required repairs.

Sadly, there are still many homes out there with the same open horizontal expansion joint on stucco walls that still have not been sealed. These homes will likely suffer significant water, rot, and mold damage in the years to come.

Providing you with the proper contact information obviously helped because I saw a few days later that the improvements were made.

Just want to say thanks to Andy for the great service on a 30-day. Andy was very thorough from the front of the house to the back, and top to bottom, finding several issues - some in plain sight and others hidden away. He then showed and explained in detail each issue and left behind a great guide and helpful hints and explained the next steps that were needed to be taken and what to look for over the next weeks and months. Andy was prompt on e-mail and phone, and was right on-time on the scheduled day. Fantastic service...

Based on the issues found during your inspection it was fortunate that you did call and have your village townhome inspected. No doubt, if you had waited a year, it's likely that your attic would have had significant moisture issues and mold starting to grow. If you had never had the home inspected then in only a few years, you would be looking at extensive mold remediation and possibly structural issues. Feel free to phone me if Mattamy disputes any issues. You will have no problem getting them to install a vent for your master bath exhaust fan but they may give you the run around re the proper dryer exhaust type that you require, the improperly installed HRV, and the unprotected soffits in your attic.

For anyone who is considering using Andy's services- it is worth every dollar.

You were very patient (thank you for all the new home owner tips), very thorough and very knowledgable.

We are very grateful and would have no problem recommending you to anyone. You noticed things we would never, ever have picked up on as new home owners who don't have any construction/ building knowledge. That is invaluable.

Thanks czthemmnt for the nice comments.

It's always rewarding for me to do these warranty inspections. As you now know, these inspections can reveal important operation information for home owners ( like your HRV issues ) as well as finding defects that can lead to significant problems and costs later on if not discovered.

Many builders do not understand their obligations or responsibilities to their clients. Like for example, your rushed PDI. So, if there are any problems getting any of the issues resolved, feel free to call me and we can discuss options to get the work done.

Andy, our living room is FREEEEEEEEEEEEEEEEZING. Like an icebox. Is there any way to tell if we're missing insulation? The exterior wall is so cold in there. I need Mike Holmes to come and fix this.

Without knowing more about your home it's hard to say, but there are lots of contributing factors that could cause this. For now, lift up the HVAC register covers and make sure the dampers are open. The dampers are round metal plates in the duct near the register cover.

Is the cold wall facing the garage ? - if so, there is likely missing insulation there. My InfraRed camera finds these problems easily.

One wall faces the garage and the other part is an exterior wall. I will check to make sure that the damn dampers are open (which I'm sure they are) but I am almost positive there's missing insulation.

After booking Andy a few weeks back, he gave me a call closer to the date of my inspection to confirm the time and date.

Our appointment was set for 9AM, Andy was at my door by 8:55, as somebody who appreciates his time, I really like this fact. Upon arriving Andy immediately started on the exterior of our home, and started his review of our brand new Tiffany Park Home. He was VERY patient, and courteous, and took the time to properly explain how our Water, Furnace, HRV, and Sump pumped worked, and reviewed every little bit of information involved with us. This was excellent for new a home buyer such as myself, and we had a few issues that in NO way shape or form could have been able to find on our own. He did a full walk through of the exterior and interior of the home and provided detailed feedback and instructions on how to use the various functions of our home.

After speaking with a few "seasoned" home owners, we were told that an inspection like this is not required. THIS COULD NOT BE FURTHER FROM THE TRUTH!!!

Builders are in the market to make money, and at times that means cutting corners on somethings that the average joe cannot catch.

I heavily recommend Andy Shaw, he's terrific, and I would heavily recommend anybody who has purchased a home to perform this inspection, and go with Andy... He will treat you with respect, and arrive when he says he will.

@Peter,

It was my sister. She's the self proclaimed expert, and after she spent a fortune on her house, and no inspection. Very silly call on her part. She recently had her basement flood, due to cracks on the foundation, which would have been captured by one of Andy's methods.

Some people think they know it all.

I'm one of those people who always likes to be on time and I often arrive a bit early. :)

Explaining equipment, how it works, and how to maintain it, is something every home inspector should do.

Your Tiffany Park home is an above average built home and your second floor laundry would make many home owners in Milton green with envy as it was installed with floor drain, ceramic baseboard, and a unique ceramic water barrier to direct water to the drain. It was also good to see an attic with an ample amount of insulation and not the typical "barely enough" that is oh so common.

I enjoyed doing your inspection and will email your report promptly. Feel free to call me to discuss any issues that may come up in the future with your home or with any of the warranty issues noted during your inspection.
