Village Homes are routinely being listed for $380k now :shock: :shock: :shock:

Their asking prices jumped really high. The RearLane Towns are much bigger and seem to be going for just a little bit more than they did last year. The rear lane homes also have a 2 car garage, bigger balconies, and aren't connected from behind like the Villages homes.

just wondering why their asking prices haven't gone up nearly as much.

Any ideas Fred?

Here's another example. I wonder if the Rear Lane towns are being underpriced, or if this Urban Town is being overpriced???

Both are asking for $420k.

Rear Lane Town

Urban Town has less square footage. Smaller balcony. Only 1 car garage. Has Maintenance Fees for snow removal and garbage, while the Rear Lane has no maintenance fees.

I would think there should be more of a difference in asking prices between these.

The two listed near $380k have been on the market for a month. People can ask whatever they want... The nicest Sumacs can crack $380 but the others not quite yet. Moonseed / Brentridge is still in the $360-370 range (One got $380, and well as One Woodbine/Springdale), all are up more than 10k in the past 4 months alone.

For a Milton townhouse to be on the market for over a month, it indicates that the buyers aren't interested, be it price, condition, or a combination of the two. Perhaps the sellers don't need to sell and they are just testing the market? Each individual listing would give a different answer, and I don't like commenting publicly about any one specific listing's price or condition if it is a local one listed by a local agent. Want to talk in PM or email, then I can share my specific opinions about a property just as I would advise any buyer client of mine.
If I think something is insanely high or has a terrible smoke or pet stench, I'll tell ya!

Listen to Fred. He know his stuff! Price it right you will sell firm in less than 2 weeks. Price it wrong then prepare to wait for someone to blink

If you look at a few rear lane town homes that just popped up for sale in the last 2 weeks you will notice that they are over priced (IMO). You can ask as much as you want as long as you are prepared to wait for the right idiot I mean buyer.

One of those rear lane town homes went up for 438,900 and was taken down a few days later and then back up at 449,000.

I think Fred just said there are more matters at play than just the agent 'pricing it right'. Ive seen some homes sitting there for 3 months in the summer that belonged to good agents. ;)

The question was about townhouses. 2 weeks is fair. Summer can different, however, especially late summer when famoles are getting into back-to-school mode, but normally the entry level towns are not affected by that either.

disagree here. In the links I posted, its the Urban town thats overpriced, not the rear lane home.

I know their were a couple Rear Lane Towns on Onley Lane(premium and non-premium lots) that sold for around $420k a year ago.

I know the listing you're talking about. I could be wrong but I think the reason they took the listing down and re-listed at a higher price is because another rear lane town in the same area sold for $441,000 recently.... that one was on a premium lot that walks onto a parkette, and is 1,800 square feet.

We listed our home on Rolph (36' lot) Wednesday of last week for $724,900. Had a showing that night and one the next day. Got an offer from the second showing and sold on Friday afternoon for $722,000. Didn't even have to do an open house. Craziness!
