We listed our home on Rolph (36' lot) Wednesday of last week for $724,900. Had a showing that night and one the next day. Got an offer from the second showing and sold on Friday afternoon for $722,000. Didn't even have to do an open house. Craziness!

thats amazing considering the new 43' lots Mattamy just put up for sale were around 650k-700k

I see a lot of 36' lot listed for the low $500's. Anything special about yours like pie shaped, backing to a ravine etc?

You obviously don't have a 10meter stone fence to get that price.

There are 36' lot homes that are going for $700,000+ so I don't think that person was lying. It only took me a couple seconds to find a few counter examples to those sub-$520k links posted.

I would guess it depends on elevation (brick), finished basement, landscaping, square footage, location, separate entrance, upgrades, etc.
