I don't think anyone was saying they were lying, but for me it was a bit of a shock to see how much less further your money goes nowadays in Milton.

I've been inside that second listing you posted, it's a former Heathwood model home and is completely loaded. The layout is fantastic as well. However, there are only 3 bedrooms on the second floor (a fourth can be easily created but you need to put up a wall) which may be affecting it's saleability.

Whoever listed that 3rd home is smoking copious amounts of crack.

True, not saying the poster lied, was just interested as I used to own a 36 and know how much they were sold for by Mattamy (low 300's 6-7 yrs ago).

But I think I figured part of it, Mattamy used to have 36's 7 years ago with the maximum sq footage at 2,300 and single garage. Then the marketing folks moved these sub 2,300 sq ft homes to 34' lots and jammed 3,300 sq ft homes on the 36' lots and added two garages.

So, essentially we need to be sure which 36' lot we are comparing prices.

House was 2900 sq ft with a walk out basement backing onto the union gas pipeline easement. Hardwood throughout with marble counter tops in all bathrooms and granite in the kitchen. It was a builder inventory lot when we bought it so it was well upgraded.

From what Ive seen, houses in cities not too far away don't sell nearly as fast as Milton (Ancaster, Brantford, Hamilton, etc)
