Well I just called the grading office and they said they are still working on phase 11 and hope to start phase 12 by the fall of this year. I think this is what they said to us last year! She said there were a lot of phase 11 issues they need to resolve first.

If you put up a fence you still take a chance, and so do your neighbours. I wonder if the neighbours would still go for have a fence put up now. It's coming up to 2 years now!

Are you have the same problems?

Here is what the town of Milton has on their website:

When will my grading be approved and what is the process?
Lot grading can be carried out once all the work that requires heavy machinery has been completed. The builders usually wait until there are a number of streets where the houses have been completed before starting the lot grading. Top soil is brought to the site and spread/shaped on the lots. The developer’s consultant then inspects it to confirm that it is according to plan and the lots are then sodded. Once the sod has been down for a minimum of two months, the engineering consultant contacts the Town to arrange an inspection with Town staff. Once your lot has been inspected by the Town and found to have no deficiencies, the engineering consultant for the developer will issue the Town a grading certification.

There was a fence post guy dropping off flyers when I got home from work last week, so I ended up talking to him.

He said he was still surpised to see his fence posts still up on a guys lot because the Phase 12 grading was not complete. This guy put his fence up last year.

We took a chance and put our fence up a little earlier. You can basically tell if you have a grading problem or not. Look for pooling, watch where the run-off goes, etc. If everything looks fine, then I'd go ahead. Like I said we took that risk and were fine. I know it can be frustrating waiting forever for Mattamy.

It seems like the town and Mattamy are playing a tennis match.
If you look at what the Milton website states everything is done. We have had grass in the summer of 2005!!!
This will be our 3rd summer and still no fence because of grading. I'm almost tempted to ask the neighbours if they want to go ahead and get things started with fences.

From the previous attatchment:

I think Mattamy was more concerned with moving their grading office then checking the grading!!

We are in phase 12 and they told us many times during our LONG 19 month wait for our house to close, that the grading would be done in the spring the year we moved in (which would have been spring 06). Then, when we moved in, they told us that fall (06), and then when the fall came, they say "oh ya, it'll be next year".

How many years and seasons have to go on before we can all build a fence for privacy?

I think we're taking the risk this summer and are going to build a fence.

It seems like our grading is ok, plus, we already had the grading dept. come by our place and dig up some of the yard last fall. The other houses around us look to be worse off than our property.

Hi Joe & Mary-Anne, Although we're a few houses down, we're also interested in doing our fencing this year. I know our west-side neighbor (who's also Joe) is very interested too. So sometime this year we should get together and go through references/etc to see who we might get to do the fencing.

I'm ph 14 and I asked if I could build a fence and they said that my lot was approved but some of my neighbors have not been yet so I don't know how long it will take for them to be.

Yes definately getting together would be great. We have 4 neighbours to split the cost with. From getting 3 quotes last year I've learnt a lot. Just talked to Mary-Anne and she wants a fence this year.

Would anyone happen to have the Mattamy phone number to call regarding grading? We're on Marshall Crescent (phase 12, I believe), and are also interested in fencing. However, I've noticed some undesireable pooling, and would like to have it addressed.

They are now located on 4th line just south of St. Laurent. I think they moved there so no one would "see" them!

I had a few quotes done last year. I have a contractor in mind that requires $0 down and does seperate billing. He was the only one who had pictures, re-measured and gave me a written estimate. The others just talked and wanted 10-25% down!

I've given my neighbours the info and he will be coming by on Wed the 11th around 7:30 to take another look.
