Very well thought out upgrades I didnt understand second walkin on second floor. Do you mean second walk in closet for master ? wish it was for second bedroom. our son has very small room. I want to ask about pot ligthts wasnt it more of a hassle and costly to do it after, I think they have in option. I could not find Lucan in MLS listing, is there anyway you could send me link if its still there. Lastly, what do you mean by kitchen fuscia? :) Thanks

Looks like the mls listings are gone.

The second closet in master is what I meant.

Not sure if fascia is the right term, but if you look at elevation b and d where the kitchen and bedroom 3 are in the floorplan. The wall steps out about a foot compared to the front door and main bathroom walls are positioned. It seems that adds a small amount of space to each of those rooms.

After Closing we did:
- LED Potlights great room
- Under Cabinet and Above Cabinet lighting
- TV Conduit Family and Master Bedroom
- Cat5e to all bedrooms
- Converted Mudroom Closet into Pantry

The mud room conversion to a pantry sounds genius!!!! our decor apt is this wednesday....they advise they can build a pantry beside the fridge for $1500.... was it cost efficient and easy to convert??????

how hard was it for them to budge with the bulkhead deletion and what did you do to make them cave. i don't want them either but don't want any type of arguments with them aswell....

Nice pics, looks like they added pot lights or pendants underneath the partition between kitchen and great room. In our house that partition is trimmed then whole way around and not drywalled.

Not sure if you can delete the cofferee ceiling.

Deleting be bulkhead took some time for them to confirm with the construction team but they did it. Should be easier now since a whole bunch of lucans have been built now.

The ones I would worry about are the duct corners the trades may throw in. We luckily have none but the houses that were on mls had some in the great room and dining.

The pics you attached also show the railing on the left side continuing up the stairs. Where in my home the main level has a short railing on the left and a railing on the right wall continuing all the way up.

For the mudroom closet to pantry we just removed the rubbermaid shelves and installed wood shelving on the rubbermaid fast track system to place them where we want them. Fairly easy and probably cost you under $200 in materials.

thanks for the info... and idea.. saved us quite the chunk of change there. as far as the railing kinda weird how the pic shown has it on the left, and yours is a short railing, which i actually knew it would be a short railing but now i'm curious if one can request this....

I'm sure you could try to specify it. For our house we had to request after closing to have 2 posts at the top of the stairs.

And I just realized your pics are with normal kitchen so I guess that version is dry walled for the partition.

The stairs in the pictures look great! very different from what i saw in another Lucan. I wonder what elevation is it. We have booked Craftsman which I think is similar to elevation B. SnS86 at what stage shall we ask there should not be bulkhead as well as for better stairs with railing all the way. At the design centre or earlier? I want to make sure this is done. Any advise

Design Centre should be where you delete bulk heads and make railing / Stair requests.

Also ask for details on your furnace as the 44,000btu that we have is the minimum requirement but a higher btu would be better if you can get one.

dj_idolize, if I may ask, what phase are you from? we are from south village and believe its a long wait until design centre. Just wondering what phase are they scheduling for design centre. and do you know if stairs vary in each elevation. thanks.

question about the finish on the stairs.... does it look like it's a matte finish or a semi-gloss or gloss type of finish???

in my village home a year or 2 back the varnish they used left the stairs looking almost matte where the hardwood had a gloss type finish on it and so did the stairs at the design centre. had to make them come back and put a different varnish because it looked like crap.

Our stairs were semi-gloss but definitely not matte.

Sns86, Is 9' width of dinning area leaves enough space for patio door to open with six seat dinning table?

Yup we have a 6 seater rectangle table there now with more than enough room to walk around and open the door. But maybe not open the door all the way open, but enough to walk in and out.

But as I mentioned not sure if the dining room is slightly smaller in the other elevations, that is why I am interested to see the specific floor plans.
