I completely agree with educating yourself, but not every house is inspected properly. If they were, mine and both my neighbours would have had enough roof insulation to meet OBC requirements and not have to get someone to come in and add more.

I think an inspector is more than worthwhile for those who are not "naturals" when it comes to learning all the facets of home ownership. My inspector spent almost 3 hours. When inadequate insulation was found in the attic, he did a temperature sampling of various parts of the house to ascertain which areas were underinsulated. A crack in the foundation was detected. He also used a hand-held smoke stick that can detect drafty windows. Electrical outlets were tested, and the roof was inspected.

Karine sorry to burst your bubble, but there's no such thing as a "2-year warranty" from Tarion.

There is a handful of things that are covered up to 2 years in a new home. The roof, plumbing and maybe electrical come to mind, but certainly the other major/important things are not covered at the 2 year mark. You might want to check what kind of inspection you had from Grant.
Also as far as I know, builders don't cover homes up to 2 years. At least I don't know of any.
I know Tarion doesn't offer anything like a "2-year Warranty".

Just thought I'd pass that on so there's no mis-information/misunderstanding.

I stand corrected. I never knew it was actually called "The Two Year Warranty".

Seems to cover some more items than what I initially thought.
But certainly not as much covered there as the 30 day or 1 year.
