AS of April 22, 2005 starting with Phase 12, spray foam is now a standard in the ceiling above the garage.

Yahoo. We have $1113 dollars to spend elsewhere!!!

What's Spray Foam?!

Hey Tim!

Where did you hear this and what does it mean? I remember that there already was some type of insulation in the ceiling above the garage (for houses that had rooms/interior above the garage). But yeah there was also an upgrade for that insulation....that might have been the spray foam? We didn't look at it that much, just went with whatever is standard.

Is the spray foam better? Why?

So I understand now a bit more on how/why this is a good thing Just curious on how you learned this Tim? It's a good question for me to ask/confirm in our Mattamy University that's we're going to tomorrow!! (Tuesday April 26th). Thanks for the good news.

Because I bought the upgrade...because of I guess when they made the standard, they wanted to let all the people who bought the upgrade know so they could get their money back or buy more upgrades

My Design consultant called me this after noon, and I had to post minutes after that!!!

Sometimes builders (not saying Mattamy) finish off the garage poorly and leave cold zones in the ceiling, around ducts and walls. Mike Homes said that all new homes should have the spray foam. Guess Mattamy wanted to bite the bullet.

Rick, usually it is the batt inulation or fiberglass pink stuff and vapour barrier. If the builder does a crummy job on the vapour barrier and does not tape it up, you get more cold zones. Also, in the garage, they may not insulate good at the outside wall, letting in cold air.

Spray foam is better because it gets in all the nooks and crannys in the ceiling and it also prevents exhaust gas from entering too.

All I know is I didn't want my kids or whomever in that room to get sick...because of poor insulation.

Now with that all said and done. I just hope the electrical/plumbing and duct work is A1 quality

Now one thing you have to keep in mind...maybe for you Mattamy U guys is to ask if your ceilings in the garage that are finished now, can get the spray foam. The only thing they may say is No.

Good news is always appreciated. Thanks Tim.

Here are some pictures from Homes on Homes on HGTV.

The quality may be a little fuzzy, but it was from an old tape, dirty VCR and off the TV.

From where Mike Homes opened up the walls to find open holes around duct work. According to him, it should be sealed up with at least insulation.


Just a picture I snapped. Mike showing the batt insulation on the walls and ceiling.


Here is a front portion of the garage. Mike mentioned the poorly done job on the blocks. Lots of gaps between the bricks.


Here is the batt insulation between the joists, and helping hold them up is some plastic. What I didn't get a picture of was the vapour barrier that was not taped up to prevent cold air from going through.


This is the guy starting to spray the foam.



He is even spraying the duct work that is present.

I don't think Mattamy will do this. Mike didn't want to get rid of the insulation, so he is putting it back up again for a sound barrier.


More Insulation going up.


Around the bottom of the drywall, they are installing accoustical chalking to prevent fumes from entering the house.
