To each their own....I think (and Colin can clarify) that they can fix up Tremaine without making it a Mavis road (that was just bad planning as it's not the road itself in my opinion, it's the urban planning in the area that caused the problems in that area). So maybe if the town/region has learned anything or has the ability to plan well, they can have the interchange at Tremaine (and the road) done in a smart way. Here's hoping 2011 or sooner! :D

Sorry Aishaali the Tremaine Road realignment and interchange with the #401 is part of the Town's Official Plan and Sherwood Survey Secondary plan (check milton.ca under alpha list for Sherwood Survey open up the appendices, it shows a complete map of the area including the realignment)

Tremaine Road from Steeles to Derry is already a by-pass for the town with thousands of cars and trucks already using it before any homes have been built west of Bronte Street.

You can go to the corner of Steeles and Tremaine at any time of the day and you can see a string of vehicles in either direction. The plan which I have been pushing since 1989 (in my previous life as a councillor) is to pull the roadway 1/2 a kilometer away from the Escarpment and by-passing the hamlet of Milton Heights so existing residents are not affected by the increased traffic.

The new roadway which would connect with the east-west portion of James Snow parkway and #5 sideroad to handle the traffic from the 400 acres of the Highway #401 industrial park west of Highway #25 to reduce the congestion on that interchange which will eventually have to be widened and replaced as the #401 is expected to be widened in the next 20 years to 12 lanes from Highway #410 to Tremaine road to handle the additional 350,000 people which will be moving to Halton north of Dundas Street. (check out Sustainable Halton plan at halton.ca) As well as the increased traffic to the area's tourist attractions such as Kelso, Rattlesnake Point, the Farm Museum and the new escarpment park which should open this summer on Steeles Ave. where the former Milton Quarry was.

The widening of Tremaine is planned to continue south to Britannia Road to serve the additional 40,000 people in the Boyne survey south of Louis St. Laurent which is projected to start construction in 2011 and completed about 2031 depending on demand and the economy.

I have attended several public meetings on the plans which should be presented to Milton and Regional Council this month as the Environment Assessment on the road is being completed. Residents along the road are hoping to have the work done as soon as possible since it would improve the safety for them and people travelling on the road as most of the areas with houses are being turned into small courts south of Steeles and north of the CPR rail line.

Over the past 20 years three people have been killed at the Tremaine/Steeles intersection and two cyclists killed in the last 3 years since there is no shoulder on either side of the road. The new plan is to have a seperate cycling lanes so cyclists and walkers can travel safely along the road similar to Derry between James Snow and Ontario Street.

The regional capital budget under the accelerated plans are for 4 laning Tremaine from Derry to Main Street West in 2010 and the section from Main to a new intersection at Steeles Avenue nearer the rail line in 2012.

The section of Tremaine from Steeles to the CPR line would be closed and hopefully turned into a large park.

If you want to comment on these and other plans as well as present your ideas, check out the local papers for the regional public meetings on Sustainable Halton which is the future plan for the Region from 2031 on to meet the requirements of the Provincial Places to Grow plans for about 780,000 people in Halton by 2031.

The present Halton population which includes all Burlington, Oakville, Milton and Halton Hills is about 430,000 people. Also you can check out Town and regional information at milton.ca and halton.ca

now if you could get the 401 widening pushed up to 2010 , then i would have to come to the conclusion that there is a God.

Yes. I'd rather have a wide and shallow lot than a narrow but deep lot. A 36' lot with 2 car garage is narrow. I mean the 2 car garage makes it look narrow. But Mattamy usually does a good job on exterior's to make them still look good somehow.

In a perfect world you'd have a wide and deep lot but as Frank Barone would say "What? Do you live in a freaking fairyland?"

36f lot Mattamy house with 2cars garage is looking narrow upfront because it is higher. It is not two storey houses. They are 2 ½ houses. For my family deep lot is much more privacy compare to shallow lot and practical means more rooms upstairs . Five normal sized bedrooms, not a Master bedroom for the size of the hokey rink and as result three bedrooms with size of the grave.

It is only two floors, under 2000 sqf, two cars garage, five rooms upstairs for 350K.
OK, it is the same builder, same lot size, but price is due to the wild north proximity.

Went by the sales centre last night and the one thing I noticed was that on the site map, there's a roundabout at the south end of Scott. :D
