Casper,

We could have been neighbourers had you stick with lot# 101, as I am a wood lily owner of lot 100 in phase 16. After reading your concerns regarding cemetery I got afraid that I might be dancing with the dead peoples like a thriller song at mid nite but after doing all the research I heard their not gonna be any cemetery there, its just a church.
I got this re-confirmed by Nick at Sales center and neither the church web site is saying that there will be a cemetery. Nick also told me that you were misinformed and you have taken a wood lily again. Now I read that you got it in phase 5A. How come? I’ve been to the sales centre last 2 weeks and heard there is no wood lily available in phase 5A.
You are lucky you got it there coz originally that’s the place where I want it coz of better closing date. Were there any more wood lily's left?

I guess below is the church website that would be in phase 16A

Lol, no need to worry i didnt tell anybody that its you, he might be guessing or somebody else might in the same situation or co-incidence.

I hope you didnt pay extra 5k this time as they have increased the prices yesterday. Good luck and i wish there wont be any cemetry infront of me. Its definitly doesnt please me. i just saw your lot in the map, boy!!! you got a great corner lot again. Congrats!!!

OK, my wife and I bit the bullet and went with Wood Lily Elevation C from Elevation A. It's a big jump in purchase price but I think it will be worth it in the long run. This was our 4th change we made on our purchase agreement from (Elm A to Walnut B to Wood Lily A and now Wood Lily C) I think Nick was little irritated by us. Hahahaha

Here's a definition of a Memorial.

I need you people advise then, I will be on Clarke Blvd and facing church and next to corner lot on my left and after corner its all park.
Do you think its a good buy? I am planning to go to sales centre this saturday and if i get a chance should i change it? i need your honest
advice base on investment perspective, do you think i will get it difficult to sell this home after 5 years? Will i get low ball offers or rare offers
only coz i am facing church? Will this house recover my money after few years? how bad it is to live infront of a church?

It's really hard to say for sure but I do know that majority of the Chinese culture will not buy a house that is facing a church. It's a risk that I don't want to take if I were to sell it in the future. That's only one culture but there are hundreds more that might be interested and who love to live near a church so that they don't have to travel far for Sunday service. :wink: You can't satisfy everyone.

Thanks knight, I was in Milton this Saturday and did lot of research. The church is already there and its right on Thompson and the church's access is from Thompson at the moment so I am hoping same thing will be true for the new dwelling they are creating in front of my lot. The new dwelling will be a youth community centre.

Also sales guy told me that to change it I would have to pay the new price and also the premium so that makes it 10k more for the same wood lily Elv A.

As we are right at the end of Clark Blvd ( a one lot before corner) where Clark ends and park starts so we decided to stick with out own lot and better to spend 10k in upgrades for future selling purpose. Hope I am making a wise decision. Though the church makes it a bad feng shui but hopefully park will over come on it a little.

I think there will be a good chance that phase 5A will have different color scheme to pick from. So far base on the feedback from people on phase 4A, there are alot of people picking the same package SS1 (Sage Stucco).

Came back from the final signing of the purchase agreement today for phase 5a and found out that our exterior color selections are the same as phase 4 (SS1, SS2, SS3 and SS4). Also because our Great Room is an open concept to the kitchen therefore we have smooth ceiling instead of popcorn.

It is base on who reserved the lot first on your street. If you were the 3rd person who reserved the lot then you have third choice but it doesn't mean that you are not the first to pick from your color package. It also depend if the 2 people before you are selecting from the same color package. I believe there are 4 color scheme per package. IE. ABS-1 to ABS 4, CSS-1 to CSS - 4, SS-1 to SS-4 and HSS-1 to HSS-4.
