Before I could purchase the house, I confirmed with Marietta, and she told me that the plot begins from the side walk. She also told me that the minimum for the driveway was 25' and minimum for the backyard was 25'. Based on the depth of my home and given the 100' deep lots, this does make sense. I suppose this goes to justify that the criterion that "Intracorp" follows is not the same as Mattamy.
I believe that By-law is 6 metres in Milton for minimum backyard depth. Mattamy, Intracorp, etc all must abide by this. I also believe that there is a minimum setback of 3 metres from your front porch to the property line which all builders must abide with. So yes, if you have a 100' deep lot, you will likely end up with a longer backyard, provided that your house is not much deeper/longer than the Mattamy widelots. (yes, I believe the 36' widelots are BS....). I have a widelot and my backyard is 27' deep, which is NOTHING to boast about. So hopefully your backyard will be deeper than the minimum 25 feet she told you....
If your house is on a 40' -43' lot, it will likely be more than 50' deep unless it is under 2200 sq ft. You can probably figure it out from your plan. Most builders will stick to the front lot setback and give you the extra depth in the BY. Good luck!
