It's in reply to the previous posting on this topic, and also to make some additional and final points to support my strong opposition against the gas station:
I didn't mean to be NIMBYish and actually think the Tremaine/401 connection would be the best place for a gas station, so I don't want to force a gas station upon people at the Derry/Tremaine intersection (I didn't know Tremaine/Derry was already slated for a gas station). I do know however that gas stations, in Milton and everywhere else, are most often built on major intersections.
And, regarding proximity to the escarpment, please note: the Derry/Tremaine area isn't closer to the escarpment, although one of its many cliffs is more visible from there. The subdivisions along the east side of Tremaine are separated from the NEC (Niagara Escarpment Commission) protected lands by Tremaine, which runs alongside the NEC lands.
In choosing to buy a home near the escarpment, I purposely bought one in the Intracorp subdivision instead of a subdivision near Derry/Tremaine, for the following reasons:
1) I knew it'll be more busy & noisy at a major intersection like Derry/Tremaine, which would be less of a problem at Intracorp.
2) I also figured that a gas station could be a definite possibility at Derry/Tremaine since gas stations (as mentioned earlier) are likely to be built, and are located on, other major intersections in Milton and everywhere else. I chose the Intracorp location because I didn't want a gas station nearby. And, the salesperson confirmed that there would be no gas station on the plaza (the zoning actually does not permit a gas station).
3) The Scott North neighbourhood (including Intracorp) planned housing density was 26 units/net hectare, but in the subdivisions south of this, i.e. along Tremaine above and below Derry/Tremaine, the planned density was 35 units/nha. (see Sherwood Survey p.2, at
--- Therefore, based on points 1-3 above, I decided to make an extra investment to live in a lower density residential area, far from a major intersection, because I wanted, and expected, less noise and no gas station with a drive-through car wash (and, again, the current zoning does not permit one, unless the owner can get his way).
The above points regard the NIMBY references specific to the car wash.
---- Regarding my rethorical question about about environmental impact in the event of a major gas spill on sub-watershed/ground water:
This is something I ask myself because I'm not sure about it - and as was stated in the posting, is probably a weak argument (I should actually read the environmental studies done on this location, which should have been done, to see the results/conclusions). As the forum member says, there are gas stations located all over the country next to residential neighbourhoods, and it's usually not a problem. But, in some cases it has been an environmental problem after major spills. And, this gas station is not just located next to the typical residential neighbourhood, but next to NEC land (which is protected locally and also by the United Nations as a world biosphere), and not too far from a natural area with a creek to the east. I'd say the main reason why my question/argument is weak is this: based on the location near the NEC lands, this should also be a concern for the gas station at Derry/Tremaine. But again, environmental studies have probably been done to allow a gas station near the NEC lands.
Here's something I'm very happy about, and so are probably others who are against the gas station:
The environmental aspect may possibly be the only truly weak argument AGAINST the gas station & car wash, among the number of points I've made in the 3 postings on this forum (and will make to the town council after the next report). Fortunately, the owners of the Intracorp plaza (Durland Properties) and their authorized agent (Victor Lind), seem to have only one argument FOR the gas station, which is not only weak but ridiculous, irrelevant, and even humorous. They maintain that a gas bar & car wash would somehow help enhance, or contribute to, the plaza being a focal point for people to mingle and enjoy their environment, etc. Their only other possible argument could be that a gas station & car wash is required at that location to provide services, but this is definitely very weak, and it's virtually not applicable if a gas station is actually slated for Derry/Tremaine.
One final comment, and it's about the forum member not liking the NIMBY'ism of new people moving into Milton:
I think it's unfair to assume that some, or many, new people moving to Milton feel NIMBYish about things. Also, I must assume the forum member hasn't read my first posting (I've lived in Milton for 21 years).
