why do u think it will be that busy? the only people i see using it as high traffic would be folks living on savoline o one of the streets north of pringle. Else i would just take pringle to tremain and up...anyways just my thoughts

For those that paid the extra $280 because they needed an extra riser in order to have a garage access door, when you do your frame walk make sure it is actually done.

We went by the site and noticed ares was not and it was just like in our plan just sunken by one level not 2, so I called to complain about the mistake and they said they would issue me a refund.

Seems like they said some houses needed that extra step when it actually did not.

When I visited the site last week, I noticed that the new design option we chose was not framed (some of us had a choice between 3 new design options on the main floor in order to fit the new garage door and walk-up). The subfloor for the second floor is now up, so they're stuck. Mary has a meeting with the VP Construction and the architects to figure out what can be done....

But, in spite of that, very good/clean framing. And, I have to say that my backyard feels huge!! Clarkecu, I may poke around your backyard tonight to compare, if you don't mind...

I just had my pre dry wall walk thru. Kori from Color and concepts is conducting them all. She is too abrasive and pushy, i wish they had a resource like Erlinda for these customer facing meetings. She mentioned that for PDI they might not able to give enough heads up notice as she kept on mentioning a day or two notice whereas i requested at least a week's notice so i can schedule it accordingly.

Other than that framing is clean except for few nail pops which she said they dont matter much and i hate the bulk head in my kitchen/dinning but i guess they couldnt do anything about them and didnt know in advance if i will end up with any at all. Thats all from my pre dry wall.

Did you hear what will happen for movement from your patio to backyard? Will we get a deck? I wasn't anticipating having so many steps at the front.

Sure check it out. I measured and it is 100 ft. Make sure that in your backyard you are looking at the red marked post and not the edge of the trees. We were really excited at the backyards after looking at the ones on savoline but I measured those as well and 100 ft only goes to the red stake. My wife and I are going to the site tonight after dinner so we might see you there!

I agree with you Clarkecu as we had the same excitement looking at our backyard thinking that edge of the trees is the boundary line but found out later that its not. So yes backyards are not as big as they look right now. I went to town and mine was around 9 meters.

Yes, I believe so. We have a catchbasin in the corner of our backyard, so that's our landmark as the edge of the property.

On another note, I contacted Fieldgate about the land adjacent to the Savoline eastside lots. I was asking who/what/when as to the development...here's the answer I got:

I really hope that they leave it as-is, with no one behind us, Savoliners... I'm hoping that because the land is sloped in (getting smaller as you go south), they'll just leave it alone :)

When i and hi09 visited town last time almost a month ago, we were informed these are mattamy lots and according to town's resource they were planning to start digging within next 60 days. I would be happy if they begin digging and be done with concrete before we move in.

God knows who is right but one thing i know for sure is, with sky-rocketing real-estate value there wont be even an inch of land anyone will spare. But my heart is with you Jdub and i hope we get some space between us and our backyard neighbours. :)

The only reason I see them not doing the rigid foam board on the outside is if the walls will be spray foamed from the inside. Also the sheeting on the outside is only 1/4" thick compared to 1/2" I have seen on other homes.

Thanks Doil. I have been wondering about the same styrofoam as to why intracorp is not installing in our homes. The only explanation i could find was its probably not required as most of the mattamy homes with brick dont have it installed under the brick and some homes on bronte road construction patch dont even have the wood sheet installed behind pink styrofoam.

BTW as per my understanding they are not spray foaming our homes from inside either as during my predrywall walk thru, they had some of the insulation installed but there wasnt any spray foam behind it. Like Doil said anyone with deeper construction exp might be able to shed more light.

You are absolutely right, it was sales fluff about quality. During my predrywall this lady tried to talk me out of hiring a professional for PDI and when i refused to listen. She pretty much threatened me by stating that she wont be able to give them enough time for a detailed PDI anyways and will have to oust them within an hour or so. I was very disappointed as she was just trying to talk me out of it but when i didnt agree, she mentioned by saying "BTW builder is only liable for meeting minimum tarion requirements and thats all"

After hearing this i knew the quality which was vouched so much during sale process dont mean anything at all. I am hoping all goes good and they at least follow rudimentary practices to meet code. :) I totally agree with you that house designs are nice from outside.
