There are 4-5 houses in a row on Ontario st. north of laurier on the east side that appear vacant. Is there redevelopment coming?

High density housing, lowrise condos, towns etc.. Those lots extend all the way back to the creek near the grocery store behind there.

Hi 2nd line

Yes, two numbered corporations have bought 7 houses along this section of Ontario St. S. over the last six months and there has been no applications submitted to the Town planning department to my knowledge and no water allocation for any redevelopment in this area at present.

I have requested staff to enforce the property standards by-law on these vacant properties before they get any worse and town staff have to go in to the required work and bill it back to the owners through their taxes which the Town has done on other vacant properties if the owners are unwilling or unable to do the work.

Any development on these properties would require an official plan amendment, zoning by-law amendment, site plan approval, water and waste water allocation and building permits all of which are required to be approved by both the Town and Region through a public process with notifications to the neighours within 120 metres and signs on the affected properties.

Is this the same procedure that Mattamy has to follow in order to develop the Patterson property? Mayor Krantz says that the town's hands are tied because the province has legislated where expansion will be done and Milton is the area designated for residential development in the GTA. Say for example that the town or region would deny Mattamy 's application for this residential development, is this what you maintain would be a costly venture to defend the town's decision at the OMB. It is not much of a gamble therefore for any developer to purchase land in the Milton area that has already been part of the town's or region's growth planning eventhough rezoning has to be officially done ie from farming to residential. I wonder what happens to that developer if the market turns sour and it's no longer profitable for him to build and sell homes. Will he be required to maintain that property in a farming or residential zoning?

Thanks for the question and your interest in the Town. No, it is a different procedure between the two properties as the Mattamy Patterson or Brownrdige application as it is called is already within the the approved Official plan (1998 before Places to Grow) and already designated as residential under the Bristol Secondary Plan (1999) so it only needs zoning and servicing approvals. For background information the Town and Region have gone to the OMB four times in the last 5 years and won or negotiated an reasonable settlement on 4 of them. The fifth while the Town may have lost, the details of the decision made the cost of the development prohibitive and the application did not go ahead.

The Ontario Street properties mentioned are designated in the Official Plan and the Zoning By-laws as single family low density residential and would need both official plan and zoning amendments etc to be changed to medium density which is a more difficult process especially within an existing built up area with no additional lake based servicing planned for the area.

As in the case of Central Milton Holdings Ltd. which attempted to build 600 homes in the niagara escarpment commission area north of Main St. W. and west of Bronte St. N. between 1996 and 2007 when they were finally turned down by a Joint Board decision which is a combination of the Ontario Municipal Board and the Ministry of Environment. They like all other property owners have to maintain the property to meet the property standards by-law which all municipalities have.

As one speaker mentioned at the planning meeting on Monday night. They are called speculators for a reason. Approvals are not always certain and some properties improve in value while some may decline in value depending on the use and approvals which can take years, if ever.

So these type of properties(Patterson), although they are actually farming or agricultural, are automatically zoned residential if they are in the Official or Bristol Secondary plan. I recall seeing signs requesting rezoning from Agricultural to Residential so does that mean that the land was not part of the Official or Bristol Secondary?

Hi Rickp

Thanks for the question and concern. Councillor Huffman (local ward 5) and I have been keeping in touch with staff and neighbours regarding these properties I understand that there is now eight properties involved in the application and I have requested by-law enforcement staff to monitor the properties to ensure they are secured and maintained to the Town's property standards by-law.

I understand after talking with planning staff last week, that the applicants are meeting with staff this week for a preliminary meeting for a future zoning application which might take 2-3 years for any approvals depending on a number of reports and servicing, similar to other infill developments in the area.

Ontario street now looks like some neighborhood in Detroit, my 7 year old could do a better job of covering the windows. We have to look at this for 2-3 years? some of the windows and doors are covered and some are not, and it's a hodge podge of plywood stuck on crooked and all over the place. Did they try to make it look bad on purpose? Better keep the fire dept. on standby, they are going to be busy.

This is my worry as well. These houses look like they are condemned. It's not a good image for a main street in Milton. Two-Three years seems like a long time to have 8 vacant houses sitting around rotting away. They finally finished adding the fences to the houses on East Main Street and now this. :?

Drove up Ontario today and noticed about 5-6 housers in a row all boarded up (just south of EC Drury on the East side). Anyone know what's happening? Assume a developer must have scooped up all the properties.

See the posts you replied to in this thread -- a numbered company has them all bought up (as Colin mentioned in an older post), and there seem to be 2 relatives (?) that own the two remaining ones on the north end, perhaps they're holding out?
There are signs posted on the front doors. I'm not sure what I'm allowed to post here and what is considered public knowledge, so send me a PM if you'd like and we'll move the discussion there.
